How often should a commercial roof be cleaned?

Most commercial roofs benefit from cleaning every one to two years. Shaded roofs, north-facing slopes and sites surrounded by trees need attention more often, because they hold moisture for longer. The same applies to buildings near busy roads or industrial estates, where atmospheric deposits build up faster.

What is the best equipment for commercial roof cleaning?

High-pressure jet washing can seriously damage roof tiles and considerably reduce their lifespan. We use steam cleaning instead, which lifts set-in algae, moss and staining through heat at much lower pressure, without risking the integrity of the covering.

Will roof cleaning damage the tiles or cause leaks?

Not when the method suits the covering. In fact, commercial roof cleaning helps prevent leaks and longer-term structural damage by removing buildup that is causing damage over time. The damage people associate with roof cleaning comes from high-pressure water forced under laps, tiles and flashings, while wet moss adds weight and stresses the roof structure. We clean at low pressure with settings chosen for the material, and we assess condition before starting so a covering that is already failing is not made worse.

Do you use chemicals or biocides?

We keep chemical use to a minimum and lead with steam and manual clearance, with biocide treatments commonly included where regrowth prevention is needed. Where a biocide anti-fungal treatment is worth applying, we’ll explain what it is, why we are recommending it to prevent moss regrowth after cleaning, and how it is controlled on site before you agree to it.

Will the work disrupt our business?

Do you clean the gutters at the same time?

Gutter clearance is priced as its own line on the quote rather than assumed, so you can see what it costs and decide whether to include it. If we think the roof clean makes it necessary, we will tell you at assessment rather than on the day.

Can you remove every stain from the roof?

Most organic growth and staining comes off or improves significantly. Marks caused by surface ageing, failed coatings, spalling or corroded fixings will not clean out, and we will tell you which is which at assessment rather than promising a result we cannot deliver.

Are you insured for work at height on commercial premises?

Yes.
